Q. Is this a deed restricted community?
A.The Manors is a deed restricted community and has a Homeowners Association that was incorporated with the Articles of Incorporation, operates per the ByLaws and follows the Codes, Covenants and Restrictions (CC&R's). All homeowners are members of the Homeowners Association and are required pay to dues of $329.00 semi-annually.

Q. When are board member elections?
A. Elections are held every year during the Annual Meeting in January. The terms of the board members are 1, 2, and 3 year staggered terms and every year there are open positions. A nominating committee recommends candidates to the ballot and homeowners can also come to the January meeting and place themselves on the ballot. The elections are open to all homeowners.

Q. How do I volunteer for a committee?
A. There are several committees that work with the board. These are the Social Committee, the Landscaping Committee, the Architectural Review Committee, the Nomination Committee and the Communications Committee. If you would like to volunteer for a committee, please come to a meeting and let someone on the board know.

Q. Who do I call if a street light is out?
A. Call Duke Energy at 1-800-228-8485 to report a street light out. Give the address and the pole number (marked on the light pole) for the problem light. There is also an online resource at Duke Energy-Street & Area Light Repair.

Q. Do I need to fill out an ARC request?
A. If a homeowner would like to change the exterior of their home then most likely an ARC request is needed. An exterior change can be painting the house (even it it's the same color), installing a new roof, adding a mass planting (this would be a hedge or similar), installing a fence (6ft privacy fences are not allowed), adding an addition, etc. Please fill out the ARC Form and submit to the board.

A. Permits are required to remove a tree the is larger than 6 inches in diameter. The permit must be requested thru the Town of Windermere. The Manors is not involved in the tree permit process.

Q. Who do I contact if the sidewalk in front of my house is damaged?
A. If there is a safety concern with the sidewalk because it has lifted from tree roots please take a photo and forward it to the Town of Windermere Public Works. If the sidewalk is cracked or damaged by a vendor that repaired your home, the home owner will be responsible for the repair.

Q. Do you have a mosquito problem?
A. You can call Orange County Mosquito Control (407) 254-9120 and report heavy mosquito activity on your property and the surrounding area. They will come within a week and spray your property for free. If you are tired of all those mosquitos, give them a call!
